Billerica Planning Board Approves Concord Road and Billerica Avenue Commercial Redevelopment Projects
BILLERICA — July 11, 2022 — Billerica Planning Board unanimously approved site plan special permits for two commercial redevelopment projects and three residential subdivisions at its July 11 meeting. The board approved Berkeley Investments' 161 Concord Road project — a new commercial building in a special overlay district — with five conditions including construction of approximately 370 feet of the Yankee Doodle bike path, a right-in-only secondary driveway, a Concord Road sidewalk, DPW resolution of a 24-inch water main, and completion of a Beta Engineering peer review. The board also approved Cambria Development's Building 2 site plan at 101 Billerica Avenue with two green-space waivers and a condition requiring a Billerica Avenue sidewalk to be completed before certificate of occupancy. On residential applications, the board endorsed an approval-not-required plan for 1 Albert Street, and approved B2 small-subdivision plans for 26 Arcadia Road and 290 River Street; it approved 59 Oak Street with a Board of Health approval condition after abutter Andrew Roark of 8 Fitzpatrick Lane raised drainage concerns, noting the neighborhood's drainage easement reached roughly 80 percent capacity after recent storms and that three new homes had recently been added to the Fitzpatrick Woods subdivision.
